Why UK House Builders Lose Buyers Outside Sales Hours

The 9pm Problem: Why UK House Builders Lose Buyers Outside Sales Hours

Rightmove's own portal data shows the busiest hour for UK property search falls between 8pm and 9pm, with Wednesdays peaking at 8.48pm. The figure is from 2019 and covers all property search rather than new build specifically, so treat it as a general pattern rather than a current measurement. It still makes sense. People look at homes once the day's work is done, after dinner, once the kids are in bed.

A house builder's sales office doesn't run on that schedule. It's open during the day, the team is on site showing round the people who've walked in, and by the time the evening peak hits, there's nobody there to answer anything.

That's the real problem. Not traffic. The buyer has already shown up.

What happens at 9pm

Buyers rarely enquire the first time they land on a builder's site. They'll look at floor plans on a Tuesday night, compare a few developments over the weekend, check pricing and plot availability, and might not be ready to talk to anyone for weeks.

Somewhere in that process there's a session where they're close to doing something. If all the site gives them is a contact form, most won't use it. Builder websites convert 1 to 3% of visitors on average, and sites that don't offer much more than a form tend to sit closer to 0.5%.

A form asks someone to commit before they've had a single question answered. Can they part-exchange? What's the plot-specific price? Are there any incentives running? When does the next phase release? These are the questions that decide whether someone reserves, and at 9pm there's nobody around to answer them.

So the visitor moves on. Usually to a competing builder's site.

A note on the stats you'll find elsewhere

Search for how many property enquiries come in outside office hours and you'll get a number almost instantly. Problem is, they range from 26% to 91% depending who you ask. The Negotiator looked into this in July 2026 and found nearly all of them trace back to a supplier citing its own data, or a commissioned survey built to produce a specific answer. One widely shared 40% stat turned out to be a misquote entirely, a 2014 mystery shop measuring how slowly agents responded, not when buyers were actually browsing.

We sell software in this space too, so we won't hand you a number either. What we'd suggest instead is measuring the gap on your own site.

How to measure your own 9pm problem

  1. Start with sessions by hour. Pull your floor plan, pricing and plot availability pages in GA4 and break sessions down by hour and day. See how much of that traffic lands after your sales office shuts.
  2. Then look at when enquiries actually come in, forms, calls, against when the traffic does. If evening sessions are high but evening enquiries are low, that gap is your answer.
  3. Last, check response time. Take every enquiry that comes in after hours and track how long it sat before someone replied, by development.

All three numbers come from data you already have. They'll tell you more than any industry-wide percentage will.

What builders are doing about it

There's no single fix here. Most builders who've made progress on this have stacked a few changes together, usually starting with the cheap ones first.

Keep pricing and availability current

The questions that stop a buyer at 9pm, plot pricing, incentives, release dates, don't need a person if the information's already on the page and up to date. A CMS like Webflow lets marketing update that directly rather than waiting on a developer, and tools like Anewgo let buyers explore floor plans themselves.

Let people book without needing to speak to anyone

If a buyer's ready at 9pm, they should be able to lock in a show-home visit or request a callback there and then. Calendly or Chili Piper put the sales calendar directly on the page.

Make the automated reply actually useful

A confirmation email tells someone their form went through. It doesn't answer their question. Say when they'll hear back, who from, and give them a booking link while you're at it. HubSpot or Housebuilder Pro can trigger that instantly, and put every after-hours enquiry at the top of the next morning's callback list.

Go where the buyer already is

A tool like WhatsApp Business lets someone fire off a question at 9pm and get a proper answer the next morning. Buyers tend to be fine waiting, as long as they know a reply is coming.

Cover the evening window directly

This is the only approach that actually answers someone in the moment, and there are a few ways to do it. Extending your team's hours works but is difficult to sustain across more than one or two developments. AI-only chat is always on, but tends to fall short on anything specific, part-exchange, plot pricing, and struggles to properly qualify a buyer. A human-staffed live chat service can cover evenings and weekends without adding headcount. Whichever route you're weighing, measure it against your actual traffic and development count, and ask any provider to prove the uplift on your own site before committing, and to show that it's adding enquiries, not just redirecting ones you'd have gotten anyway.

Don't let evening browsers go cold

Most people aren't ready to reserve on their first visit. A simple triggered email sequence, to someone who's viewed a floor plan twice, say, or registered interest ahead of a launch, keeps the development in front of them. HubSpot's a common choice here.

Where to start

Fix the cheap stuff first: content, booking, a better automated reply. Then track response time by development for a month. Between that and the three measurements above, you'll have a clear answer on whether live evening cover is worth adding.

The buyer at 9pm is already on your site. The only thing missing is a way for them to actually move forward.
